LABC warranties

The LABC (Local Authority Building Control) is the member organisation representing local authority building control departments in England and Wales. Developers using local authority building control services can be eligible to receive two different warranties for their work through the LABC:

LABC New Home Warranty

The LABC offer developers using local authority building control services a 10 year warranty scheme for new homes. This service offers a number of options in the development of new homes.

LABC Latent Gold Warranty

To enhance the service local authorities provide, LABC can offer a building defects guarantee of 10 years on commercial buildings. This is a commercial version of the new homes warranty.

Federation of Master Builders (FMB) Warranty and MasterBond Warranted Builders

Councils are not generally able to recommend builders or specific warranty schemes to householders. However, in response to widespread consumer demand, the Federation of Master Builders (FMB) and LABC have teamed up to make the Masterbond Warranty scheme available to all builders using local authority building control services, subject to those builders meeting the membership criteria set by MasterBond.

MasterBond Warranty Coverage

The MasterBond Warranty insures renovation, extensions, and home improvement work, where those works have been carried out by warranted builders and the applicant has arranged the building inspection through the local authority building control offices.
